Option one has many good things about it and probably uses the space in the best way for us. I particularly like the hidden entry into the utility room which has a touch of The Famous Five about it although we will be storing lashings of Polish Vodka there not ginger beer thank you very much.

I am seriously tempted by the second option which uses the cellar and downstairs cloakroom (I love that term – so quaint) and combines the two to make a utility room. The only thing stopping us from going with this is the cost – another 10 -15K on top of our budget. If we were going to live here forever then maybe we could stretch a little further but since I am giving it all up and moving into the Mandarin Oriental, Hyde Park to live a life of luxury before I am 40 it does not make sense.
